Over 10,000 new homes planned for Chatham County

Chatham County, NC - Chatham County is among the top 10 fastest growing counties in North Carolina, from 2000-2004. Chatham County’s population growth from 2000 to 2004 was 11.5 percent, as compared to a state growth rate of 6.14 percent. North Carolina estimates put Chatham’s 2005 population at 56,274, up from the 2004 estimate of 55,000. An analysis of currently approved planned developments shows that over 10,000 new homes are scheduled to be built in the county over the next ten years. These figures do not include developments that are still to be planned and/or approved.

Amberly - NE Chatham and Cary, WS-IV-PA, 520 acres in Chatham with 360 homes plus 1350 units in Sun City, the largest retirement facility in North Carolina, Town of Cary approved.

Bellemont Point - Ricky Spoon; next to Bellemont Station within Pittsboro ETJ, 160 acres with 300 units, pending awaiting Pittsboro sewer approval

Bellemont Station - Ricky Spoon, 64 by pass and 15/501, commercial center with Lowes Home Improvement Store, muni-cipal WWTP, municipal water, 31 acres (7-10 for Lowes, 17 acres intended for shopping center; remainder offices), approved Town Of Pittsboro (ETJ), construction started

Bingham Ridge - J & B Partners, LLC; 24 lots on 97 acres, located off S.R. 1536, Lamont Norwood Road, planning board approval 1/06

Bobcat Point - Ricky Spoon, off Emerson Cook Road, WS-IV-PA, 511 acres with 135 homes, estimated 348 people, indivi-dual septic systems, approved, final units under construction

Booth Mountain MacGregor Develop-ment Co; Lystra Church and Jack Bennett Roads, WS-IV-PA, 300 acre gated com-munity with 182 homes WWTP and spray irrigation, estimate 464 people, approved

Briar Chapel - Newland Communities, off Andrews Store Road, Manns Chapel Road & Hwy 15/501, WS-IV-PA, com-pact community mixed use development, 1589 acres with 2389 units with a WWTP and spray field irrigation, estimated 6164 people, approved, construction due to begin Spring 2006

Cattail Creek - White-Smith Road, Had-ley TWP, WS-IV-PA , 172 acres with 76 lots.

Chapel Ridge (formerly Buck Mountain), Jordan Lake Preserve Corp., Old Graham Road, WS-IV-PA, 792 acre golf course with 700 homes, estimated 1806 people, public water supply, Phase I approved and under construction, Phase II approved 5/05, construction started

Chatham Downs Shopping Center - Lat Purser & Associates; 15/501 and Lystra Road, WS-IV-PA, commercial shopping center, 28 acres, construction started. Note: law suit resolved

Chatham Forest - Town of Pittsboro off Cynthia Drive north of 64 business, 100 acres with 208 homes- estimate 524 people, municipal WWTP, approved and under construction, over 1/2 built

Cole Place/ Fitness - Isenhouer Enter-prises; located behind Cole Park shopping center off 15/501 intersection with Manns Chapel Road, WS-IV-PA, 11 acres with mixed 28 unit condo, estimated 72 people, private WWTP with direct discharge into New Hope arm of Jordan Lake, municipal water, approved, under construction

Colvard Farms - North Chatham, LLC (Jeffrey Hunter,, off Hwy 751, WS-IV-PA, 306 acres with 146 homes, esti-mateed 370 people, WWTP and spray application, approved, under construction

Estates at Windfall Creek - Contentnea Creek Development Co; Big Woods Road, WS-IV-PA, 290 acres with 55 homes, es-timated 142 people, septic system, approved

Galloway Ridge Retirement/Assisted Living Community - Fitch Creations, 15/501, WS-IV-PA, 1150 acres with 1825 homes, 233 units in Galloway Ridge, estimated 3055 total people, private WWTP with direct discharge into Bush Creek, older phases I - III on septic tanks, ap-proved, ongoing construction in phases, owns additional 110 acres plus option on 200 more (potential of 275 houses)

Governors Club Complex (Governors Forest, Governors Village, Governors Park and Summit) - Governor’s Club Development, Mt. Carmel Road/ Farring-ton Road & Lystra Road, WS-IV-PA, golf course on 1832 acres with 1600 homes, estimated 4128 people, WWTP with spray application. Governors Club - 700 homes on 1050 lots, Governors Forest - 51 on 60 acres, Governors Village – re-cently added 19 acres and 49 homes for Village, converted 11 acres previously designated commercial to 76 town homes, Governors Park, The Summit and a shop-ping center are all associated with this development and in varying stages of approval or application.

Grantham Subdivision - located off S. R. 1520, Old Graham Road, consisting of 74 lots on approximately 96 acres, approved 12/05

Hamlet Grove - Musigny Inc., Hamlet’s Chapel Road, WS-IV-PA, 34 lots on 50 acres, approved 6/00 Final building phase.

Hamptons - Windjam 23, LLC; located off S. R. 1700, Mt Gilead Church Road, 89 lots on 183 acres, planning board approval 1/06

Henry’s Ridge - Ricky Spoon, 40 lots on approximately 84 acres, located off SR-1823, Henry Webster Road, (U.S. 64 Service Road), approved 9/05

Heritage Pointe - Chatham Development Corp.; Rt. 64 East, 350 acres with 70 lots, some sold, approved, construction started

Hills of Rosemont - O’Kelly Church Road, WS-IV-PA, gated community, 400 acres with 68 lots, approved and under construction

Jones Ferry Landing - Kathleen and James Sequeira, Jones Ferry Road, WS-IV-PA, 23 lots on 52 acres, approved 6/00 Construction underway

Legacy at Jordan Lake, Phase One - consisting of 105 lots on approximately 238 acres, located off S. R. 1716, Big Woods Road.

Legion Oaks - formerly Bland Tract , Trenton Stewart and Brantley Powell, East side 15/501, south of United Evergreen Church, 60 lots on 113 acres, county water, septic tanks, approved 4/18/05

River Oaks - Toll Brothers, Inc; Inter-section of Hwy 64 business and Bypass - east of Pittsboro and adjacent to the Haw River State Natural Area, 773 acre golf course with 1546 homes, estimated 3989 people. On Hold until Pittsboro waste-water treatment plant expansion. Waste-water treatment eventually to Pittsboro with return effluent from Pittsboro to be a spray application onto golf course, approved by Town of Pittsboro

Weldon Ridge (Forest Oaks) - Parker & Orleans Homebuilders, East Chatham and Town of Cary, WS-IV-PA, 130 acres in Chatham with 122 homes [327 acres in Cary/Wake County with 590 units], in-cluded a 1500 student Catholic High School and a 500 Catholic K-8 School, approved by Town of Cary, construction ongoing

Williams Pond - Bynum Ridge, LLC, along the banks of the Haw River on the south side of Bynum Ridge Road, WS-IV-PA, 650 acres gated community with 185 homes, estimated 477 people, septic sys-tem, county water (242 acres in RA5 and 408 acres in RA40) Note: without rezon-ing and watershed change total number of lots could be 456, required an amendment to the Watershed Protection Ordinance to allow for combination of zoned areas - approved 3/21/05
